The Leasing Director position is for all facets of marketing and leasing the Property. Leasing includes new lease generation, renewals and corporate outreach.

OVERALL GOALS:
- Maximize occupancy at the maximum achievable rents.
- Generate traffic at the most cost effective way.
- Achieve a high closing ratio.
- Achieve a high renewal ratio.
- Develop a highly trained and professional leasing staff.
DUTIES AND RESPONSIBILITIES:
MANAGEMENT/SUPERVISION
- Hire, train and supervise leasing staff.
- Prepare leasing staff schedules, review timesheets, approve commission payment requests, and review/approve leases.
- Ensure that the clubhouse, models and leasing offices are organized and presentable to the public.
- Maintain office supplies and marketing materials needed by the leasing staff.
- Supervise the preparation of leasing reports.
- Observe all laws regulating apartments including the Fair Housing Act, State Landlord Tennant Act, Americans with Disabilities Act, etc.
- Enforce the TBRT systems and procedures
- Prepare year-end evaluations for the leasing staff.
- Develop and enforce an office dress code.
MARKETING
- Prepare an annual marketing plan
- Recommend rents
- Supervise market surveys
- Track leasing traffic and analyze cost effectiveness of marketing expenditures
- Update print and web-based advertising
- Suggest new marketing ideas and promotions
- Develop and maintain a resident retention program.
- Plan and coordinate resident parties.
- Write resident newsletter.
- Develop and maintain a corporate outreach program
