Leasing Manager

Patriot Residential Management

Responsible for leasing, marketing and maintaining positive resident relations of multi-family residential apartments.

DEGREES AND DIPLOMAS

High School Diploma or equivalent required; some college preferred

SPECIFIC SKILLS/EQUIPMENT MEMBERSHIPS

  • Telephone, Personal Computer skills, Keyboard
  • Microsoft Office Suite including Word, Excel, and Outlook
  • Yardi
  • Must have strong knowledge of Fair Housing laws

EXPERIENCE AND SPECIALIZED KNOWLEDGE

Position requires a minimum of 1 year experience in a customer service related industry (i.e., retail sales, real estate sales, hospitality, etc.) and 12 months apartment leasing experience. Strong attention to detail and sales ability is a must. Leadership experience or individual shows strong potential to lead a team.

TYPICAL PHYSICAL DEMANDS

Job is intermittently sedentary, but requires mobility (i.e., climb stairs) to tour, show and inspect apartments on a daily basis. Will use repetitive motion of hands/wrists in using computer and typewriter. Must have normal range of vision to complete applications, leases and general paperwork; hearing and speech to communication with residents, vendors, supervisors and coworkers on the telephone or in person on a regular basis. TYPICAL MENTAL DEMANDS

Must be able to read and write in English at the high school level to prepare paperwork, complete reports and interpret instructions. Must have mathematical skills at high school level to calculate prorated rents, add-up deposits, etc. Must be able to apply common sense understanding on a continual basis to determine actions and priorities. Decisions are based in standard operating procedures with few deviations. Will have regular contact with all levels of internal and external customers and therefore must possess excellent interpersonal skills. Must handle stressful, urgent, novel and diverse work situations on a daily basis. Emotional stability and personal maturity are important attributes in this position.

ENVIRONMENTAL/WORKING CONDITIONS

Works in a typical office setting with daily exposure to outdoor environment (i.e., cold, damp, rain, etc.) when touring community. Will have minimal exposure to injuries (i.e., chemicals, machinery, lifting, tripping, falling, etc.). Hazards can be minimized with proper lifting techniques, MSDS and general safety training.

Will be regularly called upon to work long hours and odd schedules (including weekends).

Position requires periodic travel by automobile to handle work-related activities. May require airline travel out of town and/or overnight trips.

Additional Information

MAJOR FUNCTIONS OF THIS JOB INCLUDE:

  1. Community Leasing/Administration and Supervision
    1. Directly accountable for the successful implementation of outreach marketing and leasing of the community.
    2. Greet prospects and qualify by covering all criteria (ask questions; utilize completed guest cards, etc.) Immediately record all telephone and in-person traffic on appropriate reports. File own guest cards and maintain according to established procedures.
    3. Daily inspection and monitoring of tour route. Tour community and target apartment/model. Highlight amenities (i.e., pool, clubroom, etc.) and close the sale. Have prospect complete application and secure deposit. Update apartment availability report.
    4. Demonstration and showing of models and vacant apartments for leasing personnel.
    5. Process applications for approvals (i.e., credit check, rental history, etc.). Submit processed applications to Community Manager for approval. Follow-up with applicant regarding status.
    6. Type leases and complete appropriate paperwork accurately and on timely basis. Ensure apartment is ready for resident to move-in on agreed date.
    7. Immediately follow-up on prospects who are unable to close (i.e., phone calls, “thank you” notes, etc.) and attempt to close sale again. If unable to help prospect, refer them to sister communities to meet prospect’s needs. Ensure that the leasing staff is also doing the same.
    8. Oversee and maintain accurate and organized lease files and weekly traffic activity reports.
    9. Administer lease renewal program through timely and accurate notification and consistent, creative, resident retention programs.
    10. Oversee and distribute all company or community-issued
  2. Community Marketing
    1. Contact apartment locators on a regular basis to obtain traffic. Inform of rental rates and specials.
    2. Advise residents of referral concessions (if applicable).
    3. Assist in placing, removing and updating banners, balloons, bandit signs, flags, etc.
    4. Distribute newsletters, pamphlets, flyers, etc.
    5. Assist in obtaining marketing information. Review market survey/analysis on a continual basis to generate ideas and formulate plans.
  3. Attendance is an essential job function.
